Stepan in a conversation with PropertyManagement.com team
From 120 Doors to 10,000: LongStreet’s Playbook for Sustainable Growth
When Stepan Renc bought a 120-door property management company right before COVID, the initial goal was simple: survive and rebuild. Over the next few years, that survival mandate evolved into a clear growth system that took LongStreet Property Management past 1,000 doors, including nearly 70% portfolio growth last year alone.
On a recent episode of “Unfiltered – The Official Podcast of PropertyManagement.com,” Stepan sat down with hosts Dylan Scroggins and Matt Speer to unpack how LongStreet plans to reach 10,000 doors by the end of 2033. The conversation makes one point very clear: there is no silver bullet. Growth comes from stacking the right moves over time—specialization, systems, and reputation.
1. Survive first, then specialize
Stepan acquired the business just before the pandemic and had to stabilize operations quickly before thinking about scale. Once the company was on solid footing, LongStreet made a deliberate decision to specialize, which created clarity about who they serve best and how they operate, rather than trying to be everything to everyone.
2. Invest in the right guidance
A key early inflection point was bringing in Jason Hull from DoorGrow, which Stepan credits with changing the trajectory of the company. That outside perspective helped LongStreet refine its positioning and growth strategy, setting the stage for consistent expansion instead of reactive hustle.
3. Let reputation and relationships power early growth
LongStreet’s first few hundred doors didn’t come from fancy funnels; they came from realtor relationships and a strong local reputation. By delivering reliably for investors and agents, the team turned word-of-mouth into a true growth engine long before they scaled paid marketing or complex campaigns.
4. When hustle breaks, systems take over
At a certain point, pure hustle stopped working. To grow past the “owner-does-everything” stage, LongStreet had to build real systems and assign clear ownership of processes, especially once the company was running its operations inside platforms like AppFolio. As one commenter on the post noted, growth only works when someone truly understands the workflows and owns execution as volume scales.
5. Build a tech stack that can scale
Behind the scenes, LongStreet’s growth is supported by a carefully chosen stack: AppFolio, Tenant Turner, Property Meld, LeadSimple, and Rent Manager all play specific roles in marketing, leasing, maintenance, workflows, and reporting. The lesson isn’t the exact tools, but the mindset—use technology to create repeatable, scalable processes instead of one-off heroics.
6. Turn maintenance into an edge, not a headache
Rather than treating maintenance as a necessary evil, LongStreet built in-house maintenance into a true differentiator and profit center. This move created better control over resident experience, faster response times, and a new revenue stream for the business.
7. The 10,000-door mindset
LongStreet’s 10,000-door plan is not built on a single campaign or channel. It’s built on a sequence: survival, specialization, systems, reputation, then acceleration. Stepan’s journey is a reminder that long-term growth in property management rarely comes from one big move—it comes from stacking the right decisions, executed consistently, over many years.
